UNDER CONSTRUCTION...
MISSION SQUARE SHOPPING CENTER 
Mission Square shopping center located at the NE corner of Mission Ave. and Horne St. has started renovations on a 13,000 sq. ft. end cap space and will be subdividing into six tenant spaces, four of which are proposed restaurant uses with outdoor patio seating to create a food oriented corner attraction at the west end of the center. Tenant spaces range from 1,676 sq. ft. to 2,470 sq. ft. Proposed uses will be restaurant, retail or office. DA VITA DIALYSIS
Da Vita Dialysis is now under construction on their 10,655 sq. ft. medical office building located at 4182 Oceanside Blvd. in the Rancho del Oro Center. The project will include 24 dialysis treatment stations, staff offices, exam rooms and laboratories.
GF Properties - Block 18 has completed construction on the fourth floor of their mixed-use project. The project consists of 66 apartments, 164 underground parking spaces and 10,085 sq. ft . of retail. Block 18 is located at Mission Ave. and Cleveland St. Beach Hut Deli has leased 1,801 sq. ft. Join us on Saturday, July 2nd, 2016 for the annual Independence Parade as it makes it way north on Coast Highway from Wisconsin Avenue to Civic Center Drive (just past City Hall). Come see floats, bands, walking groups, cool cars and much more. Our theme this year is "Legends and Legacies". 
The parade starts in front of the 101 Cafe (Coast Highway at Wisconsin Avenue) at 10:00 a.m. and works its way north with the first unit of the parade reaching City Hall around 10:15 a.m. Running time from beginning to end is about two hours.   Viewing of the parade is available from the sidewalks along the entire route. Spectators are encouraged to bring folding chairs. The highest concentration of viewers will be on the north end of the route past Seagaze Avenue.
PARKING: Street parking is available on the residential side streets that run parallel to the entire route (Freeman and Tremont Streets). Over 1,000 parking spaces are available in the downtown parking lots and the parking structure (to enter the downtown area from the East, you will have to cross Coast Highway at Oceanside Blvd. or Surfrider Way). Parking time limits may be enforced for street parking and parking lots - watch for the signs.

LOVE LETTERS IN METAL: JEWELRY BY SVETOZA AND RUTH RADOKOVICH

 

Svetozar (Toza) and Ruth Radakovich created some of the most exquisite, unique, and recognizable pieces of mid century American jewelry. Their designs have left a lasting impression on the modern design and studio jewelry movement. Radakovich jewelry is exceptionally rare, whereas many studio jewelers created a design and produced hundreds of examples, the Radakoviches were known for creating unique, one-of-a-kind pieces which took inordinate amounts of time to perfect and complete. This exhibition is a narrative of their interwoven personal and professional lives-a long journey across continents and wars during which they found ways to speak words of love to each other through their art.

Oceanside, CA - MainStreet Oceanside is collaborating with the Oceanside Public Library and Interfaith Community Services to coordinate a Job Fair to help MainStreet Oceanside members and community employers connect with local job seekers. The event will be held at the Oceanside Public Library Community Rooms located at 330 N. Coast Highway on Wednesday, May 18, 2016 from 10:00am - 2:00pm. 
 
We currently have 12 participating employers offering jobs in the following sectors: Hospitality, Cooks/Kitchen, Real Estate Agents, Sales, Administration and more. We are still accepting employers who wish to attend and recruit local talent. If you cannot attend the job fair, please visit www.DowntownOceansideJobs.com to view a list of job opportunities after May 18th.  
 
We are asking job seekers to bring up to 10 resumes and dress in appropriate interview clothing. Employers will be looking for qualified candidates and a good first impression is crucial! You can also visit Interfaith Community Services and the Oceanside Public Library for resources on how to create a resume or give you tips on how to approach employers during the job fair.

CA Tax Freedom Day- 4/30/2016...

In a Marketatch article written by Catey Hill 4/18/2016, she reports that the "so-called Tax Freedom Day is the day when the nation as a whole has earned enough money to pay its federal, state and local taxes. This year, Tax Freedom Day falls on April 24, and it’s the day in which we’ve earned enough to foot our $4.99 trillion 2016 tax bill (that’s 31% of the national income), according to the Tax Foundation, a nonpartisan tax research organization."
In California, Tax Freedom Day occurs on 4/30/2016 due to higher tax and higher income.

She also reported a "Fun fact: The earliest ever Tax Freedom Day came on January 22 in the year 1900, when Americans paid just 5.9% of their income in taxes. The latest was on May 1, 2000, when we paid 33%."

How Long do Household Appliances Last?

Thanks to the editorial staff at FirstTuesday Journal (2/4/16) who provided the answer to the life expectancy for household appliances question:


As much as we don’t like to think about it, household appliances need to be upgraded at some point. Most warranties offer an easy solution to this problem, but it isn’t always so simple. Regular maintenance while planning for replacements can help extend the life of your appliances and prevent financial and emotional shock when they break down.
Air conditioner: Good-quality central air conditioners can last up to 20 years, with many replacement parts readily available.
  • Filter cleaning or replacement improves efficiency and protects the health of the evaporator coil. The coil should be cleaned once a year.
  • Problems may also arise from incorrect installation resulting in leaky ducts and low airflow. Consult an HVAC professional to ensure your AC is functioning properly.
Dishwasher: Dishwashers usually last no more than 10 years.
  • Pay attention to lime buildup — use a lime descaler once a year to extend the life of your appliance.
  • Clean your dishwasher’s filter every six months to greatly improve its cleaning ability.
Refrigerator: Refrigerators need to be replaced about every 15 years.
  • Clean dusty condenser coils twice a year to improve performance and extend the life of your refrigerator.
  • Clean door gaskets to ensure a tight seal and prevent stress to the refrigerator’s motor — gasket repairs can be costly.
Washer/Dryer: At an average of one load per day, all newer model washing machines and dryers can last up to 14 years.
  • Avoid overloading your washer to reduce the strain placed on its moving parts and extend its life.
  • Clean the lint screen on your dryer after every load to improve circulation and eliminate fire hazards — use the long nozzle on vacuum to clean lint missed by the screen.
Water heater: Depending on the type of water heater in your home (standard storage, tankless, heat pump or solar) it can last anywhere from 10 to 20 years.
  • Water heaters are subject to rust and mineral buildup. Flushing sediment from the tank and checking the anode rods once a year will help improve efficiency and longevity. Replacing the anode rods when needed can save you hundreds of dollars.
  • Experts recommend repairing rather than replacing your water heater up until 10 years of use. When problems become more complicated after that, it’s time to consider upgrading.
