SD County Home Sales Update
The September 2013 home sales number for SD county are in- no suprises- the median home price was up 1.6% from August to September. The inventory numbers are up .8% from August to September and the number of days a home is on the market is up by .9& from August to September. Given the upcoming holidays and the mortgage rates that are still very good, the time to purchase a home is now. If you are thinking of listing your home do it now as this time of year only folks ready to buy are out looking for their new home!
2. Serious buyers have fewer homes to choose from over the holidays as most sellers take their
homes off the market. That means less competition for you and more money for you.
3. Since the supply of homes will drastically increase in January, they’ll be less demand for your
particular home. Less demand means less money.
4. Houses show better when they’re decorated over the holidays.
5. Buyers are more emotional during the holidays and tend to spend more money on getting your price. 6. Buyers have more time to look over the holidays and can come during the weekdays.
7. Some people must buy before the end of the year for tax reasons.
8. January is traditionally a month where employers have to move so they can’t wait until springtime.
They have to buy now so you’re there to capture that market.
9. You can still be on the market and you can have the option to delay your close or restrict your
showings during those six or seven days if you want to celebrate the holidays.
10.You can sell now for more money and provide a way for you to delay that closing and extend your
occupancy until next year.
11. By selling now, you have the opportunity to be a non-contingent buyer for next year when houses
are less and you’ll have more opportunities to choose from.

August home sale stats for San diego County
The August 2013 median sold price for single family homes in San Diego County was $482,4870. which is a slight decrease (-0.3%) from the median price in July 2013. However, this remains a 23.9% increase of home prices of 1 year ago.
The unsold inventory index for August was 3.4 and 1 year ago it was 3.7%. However, the median time on the market was 24.4 days and 1 year ago it was 40.2 days. Certainly a great improvement from 1 yr. ago! (per CA Assoc. of Realtors)

850,000 Properties Bounce Back to Positive Equity
Residential property analytic provider CoreLogic® recently released new analysis showing the market is making big moves, with 850,000 additional residential properties turning to positive equity during the first quarter of 2013.
In addition, the analysis shows good news for mortgages: the total number of mortgaged residential properties standing in negative equity is down by nearly 1 million from the previous quarter, moving from 10.5 million (21.7 percent) at the end of the fourth quarter of 2012, to 9.7 million (19.8 percent) in the first quarter of 2013.
The national aggregate value of negative equity decreased more than $50 billion to $580 billion at the end of the first quarter from $631 billion at the end of the fourth quarter of 2012. This decrease was driven in large part by an improvement in home prices.
Of the 39 million residential properties with positive equity, 11.2 million have less than 20 percent equity. At the end of the first quarter of 2013, 2.1 million residential properties had less than 5 percent equity, referred to as near-negative equity. Under-equitied mortgages accounted for 23 percent of all residential properties with a mortgage nationwide in the first quarter of 2013. The average amount of equity for all properties with a mortgage is 32.8 percent. READ MORE

April 2013 Real Estate Statistics for San Diego County
The
CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) reported data for April 2013 from
a survey of more than 90 associations of REALTORS® throughout the state,
representing statistics of existing single-family detached homes only.
· San Diego County was a leader in
both month-to-month and year-over-year sales increases, with a median sales
price increase of 4.0% from 1 month ago and a 22.8% from 1 year ago.
· The Unsold Inventory Index indicates
the number of months needed to sell the supply of homes on the market at the
current sales rate. A six- to seven-month supply is considered normal.
The April 2012 Unsold Inventory Index for existing, single-family detached
homes was 4.8 months, and for April 2013 it was 3.1 months.
·
Increased
market competition has significantly driven down the time on market compared
with a year ago. For April 2012 the median days on market was 47.8 and for
April 2013 it was 24.9 days.
