April 2013 Real Estate Statistics for San Diego County

The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) reported data for April 2013 from a survey of more than 90 associations of REALTORS® throughout the state, representing statistics of existing single-family detached homes only.

·      San Diego County was a leader in both month-to-month and year-over-year sales increases, with a median sales price increase of 4.0% from 1 month ago and a 22.8% from 1 year ago.

·      The Unsold Inventory Index indicates the number of months needed to sell the supply of homes on the market at the current sales rate.  A six- to seven-month supply is considered normal. The April 2012 Unsold Inventory Index for existing, single-family detached homes was 4.8 months, and for April 2013 it was 3.1 months.

·      Increased market competition has significantly driven down the time on market compared with a year ago. For April 2012 the median days on market was 47.8 and for April 2013 it was 24.9 days.

·      This is great time for you to list your home!
